This charming family home is positioned in the heart of the Cotswolds perfectly situated to give you both glorious countryside and cultural pleasures in the nearby towns and cities. The property boasts a delightful outdoor swimming pool and newly surfaced tennis court. The house has high ceilings and generous proportions, with far reaching views over organic meadows and hills. The house is luxurious and beautifully decorated with a local housekeeper and live-in groundsman. A true paradise.

The property is similar to a dollhouse in that it is perfectly symmetrical and proportioned. The house is south facing with large reception rooms facing out over the expansive lawn and gardens. There is a huge playroom with a coal fireplace and hundreds of books and toys to choose from. Adjacent is the sitting room with beautiful window sofa seat for relaxing and reading the Sunday papers. There are log fires in both the kitchen and sitting room and an Aga in the kitchen keeping the house cosy and warm. A piano graces the kitchen for music enthusiasts, and the hosts provide a well stocked larder for keen chefs. There is a 'deep space blue' dining room between the sitting room and kitchen perfect for long, lazy meals with friends and family. Upstairs there are 3 large double bedrooms with 2 ensuite bathrooms adjoining. These are extremely generous in proportion and have beautiful aspects, overlooking the gardens and view onto glorious countryside. They are decorated in a contemporary style with excellent lighting and art throughout. The mattresses are all orthopaedic speciality mattresses with the finest linen throughout. At the back of the house, looking onto a cricket field, a copper beech tree and pastoral land, are the 3 children's bedrooms, one with a large ensuite with bath and shower, the other two sharing a bathroom with bath and shower. All rooms are peaceful and have excellent beds, bedding and curtains to ensure a restful nights sleep.

This is an edge of village house in a quaint and understated residential Cotswold village. There are many families who have lived in the village for generations and there is a lovely warm community with village club to attend local events and have a drink on the weekend. From here you can walk to pubs The Tunnel House pub and The Bell at Sapperton, and along the old Canal towpath and for miles around through ancient woodlands and coppice where otter, badger, muntjac and a wonderful array of birds such as kingfisher, red kites, jays, collared doves, dunnocks, wrens, song thrushes, greenfinches, coal tits, swifts, house martins, and green and great spotted woodpeckers.

I have lived in this magnificent house for 8 years and feel unutterably privileged to live here. When we first arrived, we used to pinch ourselves that we lived in quite such an exquisite setting. Our tag line said with a twang and a titter is "livin' the dream" because you can't live somewhere this beautiful and not be wowed by it every single day. I have lived all over the world and run conservation projects in Asia for a decade, and development projects in Africa, yet, this is the most beautiful and richly cultured, safe, peaceful yet fun place to spend your life.
We are proud of our home and the way we have decorated and maintained it with only the best of fabrics, materials, furniture, art, accessories and books. We open our arms to you and hope that some of the magic of this sweet haven will enrich your life.

There is staff on site at the property. The groundsman lives in the cottage The Old Stables adjacent to the main house. He is available every day except Sunday to help with any maintenance issues, caretaking or with animals and garden. There is a housekeeper who will come to the house every day for 4 hours per day (9-1pm) to maintain house standards. More time can be arranged if required.
