The Old Coal Yard is a stunning 6 bedroom place located in the pretty village of Veryan, just a short stroll from the beaches at Carne and Pendower.

The property provides a luxury retreat - perfect for large groups or families and is arranged over 3 floors to maximise the living space, including a separate 1 bed annexe.

The Old Coalyard is a substantial property arranged over three floors to maximise the living space for large groups and multiple families. The ground floor includes a 1 bed annexe (with superking zip and link bed which can become a twin) a bathroom (with shower and bath), a compact laundry room (with washing machine and tumble dryer), kitchen and snug lounge area with a TV and separate access to outside.

Also on the ground floor are two double bedrooms (one is a standard double and the other a superking zip and link which can be made into a twin) both with en-suite shower rooms and a large utility room (ideal for drying wet dogs, swim gear and wetsuits!). This room has a washing machine and tumble dryer and has access to a large illuminated undercroft (below the deck) which is secure (so ideal for bikes- but note is not waterproof) and for ball games.

The first floor includes a fabulous spacious open plan living room, dining area and kitchen, which are the perfect space for enjoying leisurely mealtimes with friends and family and creating lasting memories. For those sunny days the living room has large bifold doors which open out onto an enclosed spacious south facing terrace perfect for for dining in the summer months and for children and four legged friends to play safely. The living room also has a log burner which is toasty warm in the winter months. This floor also includes a master en-suite with roll top bath in the bedroom and doors out onto the terrace- perfect for an alfresco breakfast!

The third floor includes 2 bedrooms (one is a very spacious bunk room and the other a large, light and airy double (with superking bed which can be made into a twin) and a family bathroom with shower and roll-top bath.

The driveway to the property is large and can easily accommodate 5 cars (and potentially a small boat if there were fewer cars). There is also a large trampoline with a net, (however parents need to ensure children are supervised at all times as the trampoline is primarily on a concrete surface-but does have safety matting at the entrance/exit to the trampoline).

Please note, the property is not be used for events or parties.

Guests will have full use of the house (although one small room on the first floor will be kept locked). The house is a detached property and despite appearances was built in 2015 and is therefore well insulated.

1. It is common housekeeping practice nowadays, not to put up travel cots for guests (in case of injury to a child) and our house keeping company are no exception. However the travel cots we have are easy to use and will be up in the time it takes a fellow guest to pour you a glass of wine!

2. Important Covid-19 Information. To ensure the highest standards of cleanliness, the housekeeping company I use, have informed me of the additional measures which will be taken at the current time. These additional measures (some of which are listed below) will mean the housekeepers will need to be in the property for longer than usual. Hence guests will not be able to check in before 5pm. I apologise for this inconvenience, however I hope you understand the need for this at this moment in time!

Some of the additional cleaning measures the housekeepers will be undertaking include:

a) Wearing gloves at all times, but also changing gloves at certain points. For example the housekeepers will be changing their gloves after stripping the beds and putting on a new pair, before they put the fresh new bedding on the beds.

b) Steam cleaning of floors/surfaces and soft furnishings (wherever possible).

c) Removing mattress and pillow protectors in between guests and putting on new freshly laundered protectors on all mattresses and pillows at each changeover.

d) Cleaning the inside of the key safe and keys.

e) Putting all clean cutlery and utensils through an extra hot wash in the dishwasher.

These are just some of the measures being taken, there are plenty more but they hopefully demonstrate how seriously the housekeeping company are taking the well-being of guests.

My place is also fire risk assessed, PAT tested and has HETAS and Gas Safe certificates.

The Old Coalyard is situated in Veryan, often described as the most beautiful village in Cornwall. Veryan is situated in the Roseland (an area of outstanding natural beauty) on the south coast of Cornwall.

It has its own village shop, a pub,a cafe, 2 art galleries, a play park, tennis courts, a recreation ground for ball sports and is famous for having 5 historic round houses located at the entrances to the village. Veryan is a short stroll from two stunning large dog friendly beaches (Carne and Pendower- which become one at low tide). The calm waters here are ideal for little ones and for open water swimming. You can also take open water lessons with Rick and Binney who live in the village and run a company called In the Wet Stuff (but do contact them well ahead of your visit as they are very busy with locals!). This is also where keen walkers can pick up the South West Coast Path and enjoy stunning views along the coastal paths. Within a few minutes drive is the pretty village of Portscatho- home to the internationally renowned Hidden Hut restaurant (book very early for their feast nights....) and further along is chic St.Mawes- with it's fabulous sailing waters and many fantastic places to eat including Hotel Tresanton and the Idle Rocks. Both Portscatho and St.Mawes have beaches and in the summer months there are diving platforms in the sea for some serious fun! From St. Mawes you can catch a passenger ferry to bustling Falmouth with its many festivals throughout the year and eateries galore! Also in the Roseland is the pretty village of Philleigh with a great little country pub and is also home to the superb Philleigh Way cookery school, if you fancy creating some amazing dishes during your stay.

The cosmopolitan city of Truro is just over 20 minutes drive away (there is also a bus service from Veryan) where you will find excellent shopping and eating options as well as all of the major supermarkets. Our good friend Kate (of Bake Off fame) runs Sabzi Deli in Truro and serves the most divine Persian food to take away Monday - Friday. The nearest supermarket is Waitrose. In the other direction The Lost Gardens of Heligan are around 22 minutes away and The Eden Project is around 30-40 minutes away (if you enjoy Park Run, you can do the Park Run at Eden and then you and your spectators can enter for free). For surfers, the north coast beaches are within easy reach, our favourite place is Watergate Bay and our girls love having lessons there with Joel at West Country Surf School (well worth looking up, and say hi to Joel from us if you go!).

Further afield are St.Ives, The Minack Theatre and Sennen in the west of Cornwall and Rock, Padstow, Port Isaac and Polzeath to the north east, all of which can be reached in around one hour.

I live in a beautiful part of Cornwall with my husband Martin, our 3 daughters and our black cocker spaniel Digby (who does make a guest appearance in the odd photo!). The Old Coalyard is a fantastic place for family holidays and groups of friends and is ideally situated too for getting to the beach, seeing the top attractions such as Heligan and the Eden project, coastal walking, shopping and eating the most amazing food! We love living in Cornwall, having left the frantic south east of England not so long ago, for a slower pace of life, doing more of what we enjoy and are grateful every day for living in such an idyllic part of the UK!
