My guesthouse is a private, modern space adjacent to my farmhouse. It includes bamboo floors, a nice, modern bathroom (there is no ceiling in the bathroom, it is open to the rest of the guesthouse) with a large shower, a living area with a couch, a flat-screen TV (this connects to Netflix) and a designated eating area. You can control the heat and air conditioning, and I have a gas fireplace if it gets a bit chilly. (The room has been updated slightly since these photos were taken. There is a new couch and a stove, however, everything else has pretty much stayed the same.) I'm located in the countryside about 15-20 minutes from downtown Saratoga Springs and the track.

I run a classic Airbnb. I truly do live right next door and I'm available to answer any questions. I also clean the Airbnb myself and this is my ONLY Airbnb property!

(Airbnb has settings that make this listing a bit confusing. There are two beds - a queen bed and an air mattress that will be set up for you if three guests book. They will all be in the big room. Airbnb does not allow me to just say studio apartment. Please look at the photos for reference. The back door leads to the outside.)

The kitchen includes all you will need for a stay, including a small fridge, a microwave, a stove (not pictured), a coffee maker, and a sink for washing up. I also provide coffee and tea for breakfast.

There is also an outdoor garden patio with patio furniture that you are free to use during the summer months.

I am located just outside the bustling Saratoga Springs in Northumberland, NY. I own a 6-acre property with 3 wooded acres. The patio looks out on my backyard, and your front window view looks out towards a cornfield. You can take a walk to smoke, but there is no smoking on the property.

I am about 15 minutes from downtown Saratoga/the Saratoga racetrack (depending on traffic), and about 30 minutes from Lake George. SPAC, and Saratoga National are about 20 minutes away.

The person who books the Airbnb must be the SAME person who shows up to stay in the Airbnb. My home is not the place to send your teenagers for the weekend. I love teaching teenagers, but underage teens should not be sent to stay as guests at my home without adults. (Unfortunately, I've had to include this information due to several past experiences.)

Secondly, all individuals staying must be added to the reservation. Therefore, if it is a couple, both must be added to the reservation. Thank you.
